The story of VS3 goes back to the promoters’ family weekend home at Vegas Universe, a gated township around 45 kilometres from Borivali. For more than a decade, the family spent weekends and holidays there, enjoying the greenery, cleaner air, open spaces, and the comfort of living in a secure environment.
The experience meant something more because of the family’s own journey. Having come from a middle-class background, they had spent years building successful businesses in pharmaceuticals and cosmetology across Africa and India. Their lives had changed considerably, and they were conscious of how fortunate they had been.
As the family began thinking about giving back, their own experience at Vegas Universe offered a direction. They saw how much a comfortable lifestyle, security, and a sense of belonging had added to their lives, and began thinking about senior citizens who might value the same things in their golden years. That thought eventually led to developing VS3 as a not-for-profit organization.

Purpose Before Profit
The promoters wanted to build a community for senior citizens that could sustain itself without becoming a profit-led development. Residents pay for their homes, but the promoters do not intend to earn profits from the project. Their aim is to recover what they have invested, without interest, and put the money generated back into VS3 and its development.
For the family, this is also a way of keeping the original idea intact: creating good homes and dependable assistance at a price that remains within reach of more people. In time, they hope the model can encourage similar efforts elsewhere, bringing better community living to more senior citizens.
Redefining the Golden Years: A True Community Home
The physical framework of VS3 is integrated directly within the same gated township the family has known for years. By acquiring four standalone residential buildings (structured across ground plus two floors) within the larger Vegas Universe development, the family established a dedicated senior living campus spanning 15,000 square feet. To balance integration with privacy, a secure fence encloses these four buildings, creating a dedicated space that features a 6,000-square-foot open lawn and garden reserved exclusively for the senior residents.
The choice to build specifically for active, relatively healthy older adults shapes every dimension of the campus. The foundational philosophy rests on a simple premise: retirement from professional life should not mean retirement from social engagement, personal growth, or daily vitality.
VS3 addresses this by placing shared experiences at the center of its layout. The campus features a large 3,600-square-foot common recreational and dining area designed to facilitate natural human interaction. 36 private, self-contained condominiums are on offer where the residents can retreat for quiet and solitude. Protecting the Community for the Long Term
Each fully-furnished condo at VS3 is offered at ₹30 lakh on a 99-year lease. The choice is deliberate: it helps ensure that the homes continue to be occupied by senior citizens and that the community retains the purpose for which it was created. Unlike an outright sale, where a property may later be transferred or occupied by younger residents, the lease model allows VS3 to preserve a dedicated community for older people over the long term.
Residents and their families can be reassured that, should their circumstances change in the future, VS3 will assist in facilitating a smooth transition by helping identify a new buyer or exploring a buy-back arrangement, where applicable.
